Ready for Hope is committed to fostering community growth and providing sustainable housing solutions, we are excited to present a multi-tiered plan for affordable rental housing. Our approach includes four distinct tiers: Assisted Tenant, Tenant, Rent-to-Own, and Home Ownership. This plan aims to cater to individuals and families at varying stages of housing security and financial stability, creating a pathway for long-term success.
Assisted Tenant
Tier 1
Objective: Provide immediate support for individuals and families who are facing housing instability.
Key Features:

Subsidized Rent: We offer rental units at below-market rates set to 30% of the median income of the Census Block Group where the property is located and work with the local Public Housing Authority (PHA) and other local nonprofit organizations that offer rental assistance to place tenants.

Utilities and Maintenance Support: We provide essential utilities at no additional cost to tenants. Additionally, we offer regular maintenance and property management services to ensure a safe and pleasant living environment for all residents.

Support Services: Through collaborations with community service providers, we facilitate access to job training, financial counseling, and social support services to empower tenants to achieve economic stability.
Eligibility Criteria:

Meet qualifications for Section 8 in California.

Enrollment in any court mandated programs.

Fit the individual requirements of an available home.
Tenant
Tier 2
Objective: Offer affordable rental options for those just beyond the assisted income threshold, facilitating stability through affordable housing.
Key Features:

Affordable Rental Units: We provide units at affordable rates, set at 30% of the tenant's income.

Longer Lease Terms: Encourage stability with longer lease agreements, ideally allowing tenants to plan for the future.

Maintenance Support: Regular maintenance and property management services to ensure a safe and pleasant living environment.

Support Services: We continue collaborations with community service providers to facilitate access to job training, financial counseling, and social support services to empower tenants to achieve economic stability.
Eligibility Criteria:

Not receiving rental assistance through Section 8 or any other organization.

Completion of any court mandated programs

Receiving an income
Rent-to-Own
Tier 3
Objective: Provide tenants a path to home ownership while renting.
Key Features:

Option to Purchase: Tenants can apply for the Rent-to-Own program after five years of unassisted rental with no deferments.

Equity Building: 100% of the rent paid during the rent-to-own period goes towards the cost of purchasing the home.

Fixed Purchase Price: We establish a fixed price at the start of the lease set to the value of the property, minus 30%, minus all rent that has been paid by either the tenant or through rental assistance.

Support Services: We continue collaborations with community service providers to facilitate access to job training, financial counseling, and social support services to empower tenants to achieve economic stability.
Eligibility Criteria:

At least five years of unassisted rental with no deferments.

Completion of an approved financial literacy workshop to educate tenants about homeownership responsibilities

Approval from the Board of Directors
Home Ownership
Tier 4
Objective: Provide continued support to individuals and families who have purchased homes through our Rent-to-Own program.
Key Features:

Advocate Check Ins: Their Advocate will continue quarterly check ins for the first year and annually for the next four years

Support Services: We continue collaborations with community service providers to facilitate access to financial counseling, and social support services to empower past tenants to maintain economic stability

Moving Hope Forward program: We encourage successful homeowners to reinvest in their communities by becoming a mentor in our Moving Hope Forward program
